We've always gone in late July and August and never used air conditioning. This was a big concern on our first trip, but now we know what to expect. We always stay on the Coral Bay side of the island and high up. The breezes and ceiling fans worked for us. Of course, the houses where we stayed did not get the afternoon sun. I would talk frankly with the owner/management. Which house? Maybe I've stayed close by.
(P.S. We live in NYC. The heat in the summer on St. John is not nearly as oppressive as here, in my opinion.)

We were there last July. We had A/C in the bedroom only. We slept well, but the rest of the time we were very uncomfortable. When you've been sweating on a beach all day it wasn't fun coming back to a hot and sticky villa. There was no relief. We'd shower and then wonder why we did because we were hot and sweaty again. That being said, it really comes down to your tolerance. For us, the next villa we stay in will have A/C throughout the entire house.
If you are used to heat and high humidity and can handle just a fan....
BUT we realized that we just don't sleep as well unless we have AC in the bedroom no matter how high up we are. The only exception is if you are traveling in Winter and are up high enough it's much cooler but not in July.
We did an overnight at Ivan's Campground on Jost this trip (trip report soon come) and all we had was a fan. It was HOT and sticky and we honestly didn't sleep as comfortably. But that's just us.
My advice is to get AC in the bedrooms at least-- unless you think you can handle it. Even a good deal isn;t that great if you aren't going to be comfortable.
