Rendezvous-by-the-Sea?

Has anyone stayed at this villa? I like the location (Boatman Point), and its in the upper range of our budget for this trip. This is for our March 2009 family trip. We will have at least 5, but maybe as many as 7---not knowing the exact number makes planning difficult this far out.

Another possibility is Viridian Garden. Anyone stayed here? We've got a number of college kids in our crew who like the watering holes of Cruz Bay, so we want to stay on the Cruz Bay side. Thanks much---I'm sure I'll be back with more questions.

Our experience on Boatman Point (Caribe Villa 2005) was a very nice cooling breeze that made a/c unnecessary. It also made the swimming pool too cool to enjoy. ATT/Cingular reception was problematic, but Sprint worked occasionally.
