Argonauta through Vacation Vistas also has all your requirements and full ac which comes in handy on the west side of the island. It's an easy drive and close to town. The views are to die for!!!

Argonauta won't work because all of the rooms are king beds--they don't have split matresses in any of the rooms. That was the first house I thought of, because the older kids would LOVE staying up in the spiral staircase room in the main house, and the parents could be right there in the room behind the kitchen (right where your kids want you in the morning!).
It's like looking in your soup and finding a whole different alphabet.

I wonder if it might be worth a call to see if they have changed that. It's such a great house.

I immediately thought of Cocotier, but no split Kings. I've thought about this and just can't provide a perfect recommendation.

In your price range the best agency is probably Destination St. John. I would call them and tell them what you are looking for.

I will be staying at Ristaba this May. According to the info provided it looks like it might fall into your requirements. I cannot give you any input as I have not been there myself. If anyone that knows about Ristaba could chime in that would be great.

We stayed at Coral Rays last June, It has a pool and a hot tub. You can check them out at Destinations St John.com We loved it. The main house has 2 bedrooms both on the pool level (don't know if that is an issue). One bedroom has 2 twins connected by a bathroom to the other bedroom which as a queen and a day bed. The seperate guest house has 2 bedrooms both with their own bathrooms and queen beds. Main living space, kitchen living and dining has a full bath with outside shower-WONDERFUL! Outside shower also in seperate guest house-forgot. Think it would work for you guys, it is in Coral Bay area. Kind of high up though so you will need 4 wheel drive and a gutsy driver.

After rereading your requirements, I think Oceana would be great. It has a media room, 6 bedrooms, pool, spa, and ac. It's an easy drive from Cruz Bay and I am pretty sure there is no steep driveway. It's very close to the Westin, if that tells you anything. Vacation Vistas is great.

You guys are hired! What great rental agents, all of you!

Oceana is lovely, unfortunately, not available. But we are looking at several of the other suggestions. We have it narrowed down to about 4 or 5. You guys have been extremely helpful.

Now we are waiting for the "yes" from our newbie friends. I think they are nervous or don't know what the big deal is all about. I am like "hurry up and decide already!" I know things are already booking up.

I second the Villa Rendezvous recommendation. We stayed there a couple years ago. Hart Bay is very nice.
