Senate approves zoning change for Coral Bay marina
This is the Moravian church property, not the huge mega development. Still a large development that will change the vibe of Coral Bay.

89 condos and a 90-slip marina.

Correction: this is still a "huge mega development" - just the second one. While the developers actually know what they're doing and don't show photos of Gucci stores, be assured they're still in the plan.
The condo building layout looks more like housing projects or a prison than a resort!

You better pray Trump isn't elected. The Republican Party platform includes some significant gutting of the EPA and their power. This project will fly through...

This is rezoning to allow the construction on the ball field. This did not approve the marina. Sirius/T-Rex still has a long way to go (years) for permitting.

Will this be sufficient?
From pages 17 and 18 of the GOP 2016 platform as found on:

• R E P U B L I C A N P L A T F O R M 2 0 1 6 •
America’s Natural Resources:
Agriculture, Energy, and the Environment
Like the rest of the economy, agriculture has suffered through eight years of the Democrats’
regulatory juggernaut, particularly from the Environmental Protection Agency (EPA). States, not Washington bureaucrats, are best equipped to engage farmers and ranchers to develop sound farm oversight policies. The EPA’s Waters of the United States (WOTUS) rule, issued jointly with the Army Corps of Engineers, is a travesty. It extends the government’s jurisdiction over navigable waters into the micro-management of puddles and ditches on farms, ranches, and other privately-held property. Ditches, dry creek beds, stock ponds, prairie potholes, and other non-navigable wet areas are already regulated by the states. WOTUS is now subject to judicial review and must be invalidated, but that will not be sufficient. Unelected bureaucrats must be stopped from furthering the Democratic Party’s political agenda through regulatory demands forced upon citizens and businesses beyond that which is required by law. We must never allow federal agencies to seize control of state waters, watersheds, or groundwater. State waters, watersheds, and groundwater must be the purview of the sovereign states. (Emphasis added)

This appears to be private land, not sure about the waters. I am against any development on St John, however, I think the people should be free to do whatever they want with their land as long as it meets environmental guidelines and all local codes.
As far as the Republican platform is concerned, at least they have one. I could only find a draft of the 2016 Democratic platform.

The bay is the Virgin Islands National Monument. It cannot be changed, under today's rules, without the approval of the Army Corps of Engineers, the EPA and several other agencies.
If the GOP platform gets implemented, it would be up to local authorities to approve or deny approval. With their track record, the future does not look good for Coral Bay. As previously stated, the project will fly through.
Yet another reason to vote against Trump.
