Palm Terrace Villas
Palm Terrace Villas
We are looking to return to St. John next April and trying to do it on a "budget"(not exactly easy). The villa we rented this year ate up alot of our vacation budget. We are 4 adults and 3 small kids. I am looking at the Palm Terrace Villas. It appeals to me for several reasons:
1/Walking distance to town
2/6 unit building
3/COST
4/4 bedrooms on the same level
5/Central Air
Does anyone have any feedback on these units? I like the fact Destination St. John is offering them and they aren't being rented by the owners. Is there parking? The pool looks small. I'm going to call Destination St. John on Monday but thought I'd ask the experts first.

I have not stayed at Palm Terrace, but did look into them very seriously. From what I have found out, they are very lovely condos. The only thing that kept me from booking there was the fact that they do not have a great view. I'm sure some units are better than others. But if you need 4 bedrooms, I think the price is great and it is very close to town.
I also need ac and there aren't too many villas on STJ with full ac. If you are looking for a condo, I don't know of another complex that has 4 bedrooms.

Where is the villa located from town? How is the size of the pool? We normally hit the beach by 8a each day and then come back to the villa for lunch and let the kids swim the remainder of the day in the pool so I am a little concerned it with the size. Where in relationship to the pool is the villa located? Is there a BBQ grill? And finally how is the view? Cypressgirl noted she didn't think it was very good. It doesn't look fabulous from the pictures but since it offers everything else we are looking for, we would sacrifice the view for the low cost, 4 bedrooms on the same level and central air.

I can not answer all your questions since I have not stayed there, but I was willing to sacrifice the view for all the other amenities, but the ladies I am traveling with preferred a view to some of the other comforts I think you will find at Palm Terrace.
Again, if you are looking for a nice 4 bedroom, I don't think you can beat the price.

1) Villa from town - walk past Gallows, down the hill to Frank Bay then turn left (before Coconut Coast)and walk a short way up the hill and they are on the right.
2) Pool is not huge but not tiny either
Everytime my family has stayed there and I have visited there has never been anyone in it (except for them)
3) The pool is closest to the 4 bedroom unit, you go out the door and through the gate , down 4 steps and you are there - you can easily sit on the front "porch" and be 4 feet above the pool (or so it seems
)
4) The grill is by the pool
5) No view really - over the rooftops of "locals" homes - and a resident "rooster" that starts early so use the a/c and keep the master bedroom door closed (maybe bring ear plugs if you are a light sleeper
)
It is a beautiful - property we love them.

Thank you everyone for the info. After reading all of your input, I think it sounds perfect for our group. We have never stayed within walking distance to town which appeals to me. Our biggest challenge is always to find something that accommodates our two families. We like the fact the bedrooms at Palm Terrace are all under same roof due to our kids being so small. The units look gorgeous and the central air is a huge plus for us.
Hi Are- We stayed at Palm Terrace Spring 2006. they are fairly new, so very nice, clean...and well...NEW!!! We stayed in a 3 bedroom, which was the top unit, and had a pretty nice view. Unfortunately for you, the 4 bedroom unit is on the bottom floor, so you will look out over other roof tops and tops of palm trees. Prob not any view of water. On the plus side, the 4 bedroom unit is right next to the pool. so you can walk right out to the pool area and the grill, which is by the pool. It would be like having your own private pool.When we were there, hardly anyone used it! this will be nice for the kids, and for you to be able to sit on the porch and watch the kids or sit by the pool. The porch is VERY small ( because you have a 4th bedroom) I think there may have been 4 chairs to fit on the porch and nothing else. ( if you're lucky). the interiors are lovely, and did I say "NEW"??? You will have 4 beautiful bathrooms and showers, but plan on only 1 person at a time taking a shower!!! the water pressure is very very low!!!!
We would have stayed at Palm Terrace again this year, but they were already booked. The price is certainly right!!!And we love the convenience of being able to walk into town. It is a very quiet neighborhood. You just have to weigh the pros and cons for yourself.
