Did you see Casa Luna? Coral Bay side, all bedrooms under same roof, reasonable rates. That has made my short list for several trips where we needed interior bedroom access for kids, although we have not ended up renting it yet so I don't have firsthand knowledge.
For some reason, many of the houses on the Coral Bay side have interior stairs. Most on the Cruz Bay side do not. There have been a lot of threads about houses with interior stairs to bedrooms. Some I can think of off the top of my head are: Ristaba, Eden's Whim (3 of bedrooms), Casa Luna, Le Lapin. If you search the forum, you may find others.

If you don't need all 4 bedrooms together, but could go with clusters, you could also try:
Crystal Seaview, Avalon, Beach Garden, Croix Vista, Seaview, Promises Kept, Leeward St. John

Both look beautiful! I have looked into Great Turtle for a couple of trips and it's always booked far in advance. (These were holiday trips.) So my impression is that many of the renters are repeat renters, which is a good sign. I should mention I'm a Coral Bay fan so that sways my opinion.
Have you looked into Flanders Villa or Casa Bueno? They're both 4 br and were also both booked for my next trip but both look very nice. Not sure about pricing; I was looking for something reasonable during a holiday week, which can be very different than off season.
Finally, how many teenagers and would they be OK sharing a room? On my short list was Swogjan's Dragon, which is only 3 bedrooms but one room is very large and has 3 beds. For our next trip I was considering having all 3 teens in there (our 2 plus 1 more) even tho 1 is a boy and 2 are girls. (They've known each other since they were babies and have roomed together in the bunk room of our friends' lake house.) So, just a thought...

South shore Villa
We stayed at Sol Inclination which is just above South Shore Villa. They are the two highest in Skytop. The views are beyond expansive and beyond beautiful. Once you get the drive down pat it is about 7 minutes to the South Shore Rd- Gift Hill intersection. Less the 15 minutes to town. We are not Coral Bay folk so the half hour forty minute ride there doesn't concern us but it is a half hour to Francis and Maho. Once we got home, we didn't want to go out to dinner but we did go twice to Zo Zo's andLime Inn. Sunrises AND sunsets are beautiful and the peace up there rival the wind rustling through the green hillside up in Catherineberg. So worth the drive.

I loved the look of Flander's but after reading reviews of how windy it is due to its location, and not being able to use the outdoor areas, I cut it from the list. Out on the deck taking in the views is where we love to be...

I just rented Vista Caribe with interior stairs, full A/C, pool and great views. It is in Virgin Grand Estates which for us makes it convenient for what we like to most - SNORKEL. You drive past the Westin and through Cruz Bay for Hawksnest, Denis Bay, Gibney, etc. (You could also drop in town from Centerline Road) or you could take Centerline to easily hit Maho & Francis or Salt and VIERS. it is $5300 vs $3598 for Great Turtle...
This is a trip to get the whole family on island..so I need the most bang for the buck..
Can you tell me why you prefer that part of the island?
Looking at the road map, it just looks like Great Turtle will be a better location to go to the north shore beaches, etc..plus the big price difference makes a difference...that is almost $2000..(that would be a decent amt to get the hubby and I to STJ for Thanksgiving..
) just wish Great Turtle had a little better views...Estate Fortsberg has an amazing view...That villa is temping me too..oh decisions..
