Villa Apito

Considering a stay at Villa Apito. Has anyone stayed there recently that could answer some questions? Questions such as: How warm is the pool? What is the view like? It looks nice on the web site, but as we have found, web sites are sometimes deceiving. How bad is the road in the rain?
