Payback is H%&*!! Sounds like if you have a baby before November 2010 you might qualify to go!

I am liking Crystal Seaview a lot. Though I am a Coral Bay leaner these days, I think with newbies and kids it might be better to be closer to town.

Great suggestions - thanks all!
WOW...what a GREAT villa...perfect with kids...I will definately keep this one on my list...

FYI, Crystal Seaview overlooks Pond Bay construction, although by Nov 2010, it may be complete.

Also, I recommended Vistaero and saw someone else recommended Tesori. Tesori and Vistaero are very close to each other, Vistaero just a little higher up the hill (overlooks Tesori). The view from that area is really pretty awesome. Driveway to either is fine, Vistaero has two more switchbacks above Tesori.

When we were looking, I was thinking that we could squeeze into a 4 (or even large 3) bedroom house, but I found that the villa reps were very helpful in figuring out which houses would really fit our group of 12 and which would not (even though they looked ok from the websites). Also, some charge for little kids, some do not, so you have to ask for detailed pricing info with so many kids going.

Good luck with the hunt!

Crystal Seaview

We stayed at Crystal Seaview in 2007 and loved it. I think the 5 bedrooms would work well for your group. Two bedrooms are together upstairs in the same pod, 1 with a queen bed, the other with two twin beds. Two other bedrooms are together downstairs in the pod below the main living area, 1 with a king bed, and 1 with two twins. The fifth bedroom (queen) is way off downstairs by itself on the far end of the house. Our teenage son stayed there and loved the privacy.

The villa has a larger pool than most, and a huge covered deck that runs the length of the house. We spent most of our time sitting in lounge chairs on the deck and beside the pool with constant breezes. There was a table inside that seated 6, a breakfast bar that seated 4, and an outside table on the deck that seated 6. The kitchen is lovely and large enough for multiple cooks at the same time.

I would stay there again if I was traveling with a large group. The only drawback when we were there was the ugly Pond Bay mess that ruined the view. Hopefully Pond Bay would be finished by your trip.

I used st john villa rental. Loads of villas listed there, and you can fill out a request form for help. We got a three bedroom through them and were very satisfied with the help. Or try vrbo, but you get confused since it isn't organized as well. http://www.stjohnvillarental.com
I will be rooting for the beloved Patriots again next year.

A tip that worked well for us with kids in exterior-entrance bedrooms. We brought a wireless window/door alarm (can get them for $5-$7 at Amazon.com or home depot). Basically, it's two pieces, one goes on the door, other on the jamb, and the alarm goes off when the door (or window) is opened. You can set it to alarm or chime. It was helpful knowing that we would be able to hear if children were up and trying to leave the bedroom. It also might be helpful if you were staying in a villa to monitor people going out the doors to the pool area. I was glad we brought it.
