Ok, I know I haven't even gone on the '09 trip but I have been put in charge (insisted on being in charge is the same thing, right?) of finding a house for a November '10 trip. It is still to be determined if we'll do over Thanksgiving or just near it. Hence the EARLY search.

This trip is different as it is the first time I'll have to worry about other people's kids. Three couples, 4 kids (so far...hopefully no one gets knocked up in the next year) ages on trip: 8.5, almost 4, 3 1/2 and almost 3. For me 3 is really the STJ trip magic age so I am not too worried about the kid factor, just safety.

I would say our price range is in the $1000-1800 a couple range or $3000-5400.

Our musts:

*3 nearly equal masters, all with views
*Room for 4 kids - either a room that they can all bunk in, or day beds in the masters
*A/C in all bedrooms
*Pool
*Not toooooo far from civilization (don't mind Coral Bay vicinity as long as its not way the hell out in the east end or Chocolate Hole/Maria Bluff area
*Parking for 3 jeeps

Hopes:

*Decent Driveway - don't want to scare the newbies
*Quiet & private but not isolated

La Collina has a daybed in every room and is in Great Cruz Bay. Smallish pool though.

Altagracia has tons of bed space for kids it seems.

Great Turtle Villa in upper carolina has a gate on the pool deck, equal bedrooms, but all outside access.

Hawksnest Villa all have equal rooms, no ac.

Crystal Seaview has an interesting arangement suite for little ones.

I have not seen this one so I would ask about equal bedrooms and the parking, but I had bookmarked it as I thought it looked wonderful and with it being on Bordeaux less than 10 mins to the start of the North Shore beaches (Maho) and probably 10 mins to Coral Bay and 15 mins (+/-) to Cruz Bay :)

Also, it states the following so I assume it would be great for children but do ask about interior access of the bedrooms if that is a concern........

I think Rendezview Villa on Hart Bay is layed out nicely. I have a little one and would not feel comfortable with her sleeping in a room that has a private entrance. Rendezview Villa has two levels...the bottom level has its own living area with two bedrooms...one with a King and one with two twins. The top level has two king bedrooms. All have AC and the pool is nice. Let me know what you think.

You guys are awesome - so far 4 houses that in my exhaustive searching I had not come across.

Summerwind sounds particularly intriguing!

4 BR suites each with private bath, nice pool. However, the site says it's situated "high above Coral Bay" so not sure if access is easy enough.

flip-flop,
La Collina and Crystal Seaview are both on Roman Road. Do you know it? Instead of taking a left onto Rock Ridge at the top of the hill just past the Westin, you take a right onto Roman Road. It's a circle and the estate road is fairly flat, so it's a really nice neighborhood for very safe family walks with the kids.

La Collina abuts our property on Roman Road and will eventually be the neighbor of The Grateful Shed.

Ambiance has a loft bedroom with 4 twin beds in it (but I'm not sure if the loft has A/C, and I think there is only one other master bedroom under that same roof (others are in another pod), so whoever takes that master would be responsible for all the kids).

Vistaero worked very well for us (6 adults, 6 kids). Although the rooms all have exterior entrances, three of the 5 bedrooms have queen sleeper sofas in them, so we could put little kids in with parents. Rooms are very equal, tons of room in the house and out on the deck areas, hot tub, pool, excellent views.

Other ones I looked at for interior staircases/kid-friendly sleeping arrangements:

Villa Rendezvous (on Rendezvous bay) - has some rooms with extra beds in them. Others are: Ristaba, Crystal Seaview, Oceana, Villa Tesori, Avalon, Rendezview, Le Lapin II, Villa Villekula.

Forgot to add that I think I read somewhere that Choco Cruz can install a pool fence, and Casa Luna in Coral Bay also had interior access bedrooms, and a reasonable price.

Flip Flop, I'm staying at Summerwind in June so you can see it if you like when you're there but I don't think it will work for so many people. The masterbedroom is very large and you could easily put three inflatable beds in there for 3 kids (I think that's what the owners do with their kids....or at least did until they got older). The other bedrooms really aren't big enough to put additional beds in IMHO.

Flip, You may want to look at Tesori. The high end of your budget but incredible house. It is on my list for a family gathering.

We've stayed at Ambiance, so it is on the list, but I don't like to stay in the same place twice. I know I know.

I am liking Crystal Seaview a lot. Though I am a Coral Bay leaner these days, I think with newbies and kids it might be better to be closer to town.
