In our quest to meet everyone's needs-this villa has it in terms of the "list". Which means-something is probably wrong.
The kids REALLY want waterfront. If they get that, it means that they will be so busy exploring and looking for fishies the whole time and be little angels.....
Price is right, waterfront with "beach" ( a little rectangular, but what the heck) pool, jacuzzi, Ok-furniture is dated, I can live with that. As long as the place isn't musty or something.
Has anyone been there- is is next to a dumspter? A construction site? A strip joint?

I have not seen this house but have viewed a house in the same location - the beach is not a wide beach at all and is (I think if I remember correclty) more coral than sand but would be good for looking for "fishes"
Johnsons Bay (where this villa is located I believe) is located directly opposite the construction site of the Affordable Housing Development in Coral Bay - a 50+ housing development (townhouses and multi-family units)

I stayed at Rainbow Beach Villa a few years ago.
It's not fancy and kind of dated but it is an affordable option considering how big the house is with lotsa bedrooms.
The pool deck is large, the pool a little small but a pool none-the-less, and we spent a lot of time out there. The view across to the East End and BVI's is nice. I'm not sure how old your kids are but the pool deck, being painted concrete, is hard and can get slippy.
It's in Johnson Bay Estates which is an actual level-roaded neighborhood! Rare in my experience on STJ. There are 3 or 4 other rental homes there and you can take a short stroll around the neighborhood. There were donkeys out front every morning- kinda fun!
As a previous poster mentioned, there is construction across the street on Calabash so I would ask the villa company about a discount.
Also, the "beach" is not what one would expect. It's a narrow but very long stretch of beach (good for long strolls) but the shoreline is very shallow and full of beachgrass. I snorkeled around right in front of the house but didn't see much. There is a small mangrove island off to the right that I wish I had explored more. If your kids have high expectations of this beach being like other STJ beaches, it is not. But, if they just like to explore, they might like it.
