I wasn't really sure where Johnson Bay was but I found this from those wonderful "On St. John" guys...

I see Cameron Cove mentioned. We stayed 4-5 nights there April 06. It is next door to Sloop Jones. No kayaks or A/C at that time, newer villa, not fancy, had one of those small kinda lame “portable” hot tubs/spa parked on deck, but nice water views and pretty cool to walk down to rock beach and snorkel Pelican Rock numerous times whenever you wanted.
If you can rent kayaks elsewhere (?) and get them to the villa (?) and carry them down short path to beach (?), perhaps it could be considered a viable option.

I like flip flop's suggestion of Paper Moon!
We were at Spindrift earlier this year -- 4 very nice kayaks were included, and we enjoyed them every day! Fort's Cove, which is next door, had kayaks too.
Augie, your friends might be interested in going out with an outfit called Hidden Reef Ecotours suggested by Sloop Jones. We hope to book an outing with them next year: http://www.hiddenreefecotours.com/index.htm
Here's a couple of pics taken from Spindrift ... oh, how I wish I was there now!

The house in the On-St. John link is Calypso By the Sea. We stayed there on our very first trip to STJ and it was wonderful.
Clean, 2 equal bedrooms on either side of the living area/kitchen (which are both comfortable and well equipped). No A/C as I recall and don't remember what the screens situation was, but do remember that we didn't have trouble with bugs. No pool, but hot tub on the deck. KILLER "back yard" (or is that "front yard" when you're on the water?). Definitely not posh, but certainly a nice place to spend a week in paradise. Flat, easy driving to get there, close to Coral Bay stuff and Centerline - very convenient location actually.

Paper Moon
My son and daughter-in-law stayed at Paper Moon. They said it was perfect for two; and the Coral Bay location suited them. I saw their pictures and it is a cute little place. The owner has an honor wine bar and gave them some pantry items for their first nights meal. They rented thru CarefreeGetaways.
