Looking for Villa - Walking distance to Cruz Bay

Hi All,
First of all thanks in advance for your replies.
We are planning a trip to St. John for next summer (June 2014) and I am currently looking for our accomodations.
This will be our 25th wedding anniversary trip. We have gone to St. John every 5 years.
1994 - DoubleTree (Now the Westin)
1999 - Villa Choco Cruz
2004 - Cruise where we did a day trip on our anniversary to St. John
2009 - Cruise and 3 nights at Caneel Bay

This time we want to spend the entire week on St. John.
We are not looking for a condo or hotel at this point so Gallow's Point is out. We have considered Caneel Trailside Cottage; but just are not sure...

Our criteria:
My husband wants to stay near Cruz Bay -- Walking distance to town if possible; but no more than a 10 minute drive
See the sunset from our view
King Size bed
Air Conditioned bedroom
Private Pool
Private location -- don't want people above looking down at your pool and feeling like you are display
Quiet -- by that I mean I don't want to hear jackhammers, construction, or loud road noise

Budget -- well I would like to stay somewhere between $2200-$2800 for the week.

Any ideas?

There aren't many villas in Cruz Bay, as you probably know.

You might consider Gallows Point Seaview Cottage, across the street from Gallows Point. I believe it has everything you want, except the pool. I understand, however, that you can probably access the Gallows Point pool. Looks like a week's summer rental would be in your budget range.

Other villas that come to mind: Frank Bay House and Amora, but I believe both are off the rental market.

Thanks for the info.
I looked at the Gallows Point Seaview Cottage and the ONE week in late June/July that we are going is already booked.... So that is off the table.

If anyone else knows of a place that is walk'able or a close drive let me know.

It's an easy walk to town, just up the hill and around the corner from Gallows Bay, but before you get to the Battery Hill Condos. I haven't stayed there, but took a walk through that neighborhood on my last trip to find out where some of these villas are located. :mrgreen:

I'm pretty sure that one of the regulars on the other forum has stayed at this villa and would be happy to tell you about it if you post there. I can't remember who it was, though.

I've toured Star Villa, across from Battery Hill.

Although it does have a private pool, I don't believe it has a sunset view.

Mandavilla is up on Pocket Money Hill, near Cruz Views. You could walk into town, down the hill, but not sure I would walk back up.
It is a 5 minute or less drive to down.

I have not stayed there but I think it may tick all your boxes

We stayed at Caneel Trailside for 10 nights in February. It is a very nice house. My thoughts based on your criteria -

I didn't time the drive to Cruz Bay but I am sure it took at least 10 minutes.

I don't remember sunsets but then again, it was raining at least two of the night we were there. Also, I am not a sunset nut either so I won't necessarily be watching for it.

King size beds were comfortable with nice bedding. The AC worked well when we needed it. The house's window screens were tight.

There is a house immediately next door, the driveways are shared. I was told by the greeter it had full-time residents. We didn't see or hear anyone during our stay. Caneel Trailside's pool has a wall around it so I don't know that the neighbors would be able to see you or not. The gardens have lots of mature trees and plantings.

There was a house under construction next door but the site was quiet when we were there.

I don't know if it is in your price range but our friends rented Island Time the same week we stayed at Caneel Trailside. Island Time's pool and waterfront location wowed us.

While not walking distance, it is a short easy drive from the Chocolate Hole area which has great sunsets!! We stayed at Treasure Ridge and loved it and the rate and the privacy are great too!! It's located up Rock Ridge Rd, easy access! And you can get to the North Shore beaches easily and to Coral Bay without going into town!! In Cruz Bay would not be quiet at all in my opinion.
