Ok been searching for a month now and am narrowing down villa's now its time to ask for help never knew that there were this many villas on st john its kinda fun looking but a pain too. Now My friend his wife my girlfriend and i Are looking for a villa thats on the beach in st john. Seems as there are a few but doesnt look like there are many with swimming beaches within walking distance i dont need a groomed beach but a sandy beach within walking distance would be a big Plus.there are 15 left that i have it narrowed down to I dont know if any of these are good swimming beaches The reviews i have read so far have said no to some but i havent seen any yes lol. here is my long list Andante, Beach Music, Morningside Villa, Elysium formaly coco beach, lille paradis, surfside, viridian garden, ebb tide, virgin seabreaze, calypso del sol, dream come true, gull cottage, rainbow beach, splash leeward, and villa belvadere. I narrowed it down by budget availability for our dates in june and walking distance to beach. My budget is 3400 in the off season that was a good midground i think. There were a couple i liked close to the beach but they had no pool and that is a must. Air conditioning is a must. Hot tub a plus but not necessary. We need 2 bedrooms. The hardest thing to find that i am looking for is a walk to a good swimming beach. I was in aruba last year and stayed in a condo not the same lol. The year before was in st maarten villa and i think that was the best vacation ive ever had. I hope this is as good. Again any help would be appreciated i know i have a while till june but getting just the perfect villa is going to be hard with as many as there are out there. Any villas that i dont have on my list that someone knows has everything we are looking for would be great to.

There are not alot of STJ villa's on the beach. Most that are close to the water, are not on a sandy beach sort of beach. In STJ it's more about the view. Everyone usually drives to the beach. I'm sure some of the good people here will have info on the specific villa's you have mentioned. But keep an open mind about not being on the beach. Also, the times I've been there in May it was too hot to get in the hot tub even in the evening. Good luck on your trip.

I am with deejayjay!!! STJ is about the view!!! I want to be as high up as i possibly can. Amazing views, great breezes, LOVE IT. When i go to STJ being on the beach is the last place i want to be unless I drive to it and go snorkeling.
Hopefully someone will know something about these villas!!

One thing to consider with beachfront is mosquitoes and noseeums. We stayed at a villa on the rocky shore in Great Cruz Bay once and it wasn't possible to sit outside and enjoy the late afternoons and evenings because we got bit so bad. And because the afternoons were so hot on that side it wasn't possible to enjoy the evenings in the house without air conditioning. I was kind of miserable in that respect.

I can help with Lille Paradis. It is reached by a fairly rough road off of Salt Pond Road. I would recommend a jeep. The villa is built on a hillside on 3 levels. The top level is the entrance and contains the living area and a loft bedroom. The next level down is another bedroom, and the next level down is the pool and pooldeck. It has a decent pool that gets a good deal of sun and has a hot tub as well. Both the downstairs bdrm and the upstairs living area have a/c which works well. The beach is about a 5 minute walk from the villa. The beach is not sandy and you will probably need reef shoes. However, the snorkeling is pretty good. There is not a lot in the way of a view or in the way of breezes but this is typical of being close to the water. The villa shares the driveway with another villa but the pool area is very private.

I second that. Back in 2000 we stayed at Gull Cottage on Great Cruz Bay. Both of the below are located right above Gibney Beach, which is a great swimming and snorkeling beach. You would walk down the driveway and across the road to the beach entrance - maybe 30 seconds?

For our first trip to STJ I went through the same thought process: gotta be on the beach. It's what I have looked for when visiting other islands. For whatever it's worth, I changed my mind about looking for a villa on a beach -- there are so many beaches on STJ that that you will want to visit that have no buildings on them (which is why they're so gorgeous) so you will be driving to the beach anyway. Since I couldn't afford the Peter Bay Beach House (I wish!)and even Gibney Cottages were out of my range, I stayed at a villa not on the beach and realized that it was just fine and in some ways preferable (the bug issue.)
That being said, when I was looking for water front, I looked at Calypso Cove: small pool, on rocky beach: http://www.destinationstjohn.com/calypso_cove.htm

Hi---I agree with the others that proximity to a beach is unimportant on St. John, which is hard to understand until you visit. None of the houses you mentioned are close to a beach where you will want to spend a significant amount of time.
I do think most people will want A/C in June, and a pool. You also need to decide if you want to be on the Cruz Bay or Coral Bay side of the island---that has a big impact. Most (but not all) of the houses you mentioned are on the Cruz Bay side. I prefer the Cruz Bay---itsa little busier. Others like the funkiness and quiet of Coral Bay. If you liked St. Martin and Aruba, I personally doubt you'll find Cruz Bay too busy.
We are staying at Leeward in about a month---looks like a nice house. You might look at Palm Hill---great location and newer house. Calypso del Sol, which is on your list, always seems like a good choice. You have lots of good houses oon your list---just do a little research, then take the plunge.

I’ve stayed at Morningside – lovely villa, very open floor plan – two bedrooms on the same level (2 bedrooms below), very open kitchen. It has a diamond shaped pool with a Jacuzzi built in – nice pass through from the pool deck to the kitchen. Very easy driveway. This villa is NOT beachfront – it is hillside. It is second tier above villas that are waterfront but not beachfront – Sea Cay and Monte Bay villas are below it (and I think villas Orchid and Oleander, too. Villa Latitude is to the left of Morningside. You would walk down the driveway and then a short walk to a path through the bush down to Klein Bay Beach which is a pebble and coral beach. Looking down from the pool deck you will see a road in front of the villa. You can drive on over to Ditliff peninsula (if they haven’t gated it yet) and reach the Ditliff beach from there. The view from Morningside is very nice and we enjoyed the villa a lot – but it was just us two. Not sure I would find it enough room in the living areas for 2 couples. Another thing is that because it is a very open villa (bedroom a/c only) I really was eaten alive by no-see-ums that May trip. They love me and at night there is just no way to keep them out. Another thing to keep in mind is that the bathroom for the second main level bedroom is outside of the bedroom, in the hall – it’s not ensuite.

I dont know you all might be changing my mind lol it doesnt have to be right on the beach but I would like to be able to walk to a beach If there are no good swimming beaches within walking distance Then maybe a snorkling beach would be good the whole walk on the beach at night thing still has got me hung up so if its not sandy it could be rocky as long as i can swim lol the whole thing with this is there are 2 couples and we only want to rent one vehicle so if one of us wants to drive to a beach we dont want the other one stuck in the villa so if there is a beach close that the other could go to so they could do somthing. Thatbeing said lol how bad are the bugs are they like they are on st maarten cause they were bad there in november when i was there 2 years ago im trying to find the best of all worlds and its turning into quiet the challenge. So if everyone here had to choose one of the villas ive listed which one would it be. thanks again everyone im sure my choices will change a few times before i book
There's really no way of predicting the bug problem as it is entirely dependent on when they get a heavy rain. The skeeters hatch about 7-10 days after the rain. It can be really miserable.
You are getting good advise to find a villa high on a hillside with good breezes and a killer view. Contact a few agencies and give them your dates and budget and list of wanted amenities and narrow it down from there. Fortunately the internet makes reviewing the villas much easier than the process was when we first began going down nearly 20 years ago.
