Help with a villa please

Hi everyone

My family always stay at Palm Terrace when the whole clan come down and they out number our one guest bedroom :) This year it is booked for their time frame so I was wondering if anyone might have a recommendation for them.

They need a four bedroom with a/c (in the bedrooms) probably a pool, view, and clean, clean, clean (read one person in the group is "high maintenance" :) ) and easy access to Cruz Bay - not asking much am I :)

They are a party group - read 5 kids in between 18 and 24 so not a villa that sit's on top of another one would be the best case (for the neighbourhood sake) Their budget is approx $3000 for the week off season as that's about what they pay at PT.

Any recommendations - I was going to look at a few in Virgin Grande but noise might be an issue to the other houses :) and I am not too familiar with houses on the "other side" - I know more on the Coral Bay side.

They have found Oceanport and Viridian Garden that they like the look of, but I have not seen either of them.

Any ideas are welcome - thanks everyone

I checked out Oceanport for this coming trip (last summer) and loved it but it sits on the edge of the cliff and one in my group has that "height thing" and didn't want to stay there. Beautiful villa with a private driveway and plenty of room for parking. The villa is located right past the Pond bay construction though, on the opposite site of the hill so I don't know how much noise you would get from it (Pond Bay) and I think there was only 1 villa past it. The view was awesome ,and it had a little courtyard with a hot tub and grill,not facing the water and no pool.

I don't think Oceanport has ac, unless it's been added recently. I know nothing about this villa, but Virgin Seabreeze is almost that price at 3150. plus the 5% CV adds for all that great service. It's got all the requirements and it doesn't appear to have close neighbors. Reef Bay may be too far from town for them, and I have no idea how clean it is.

what about this seagate villa someone just posted about....I googled it and if you rent by owner it is 25 % off....

I have never rented by owner but since you are on the island....

construction an issue...?

the place sure looks good the price is very very tempting...why dont you check it out for me? :lol:

then again, based on your post, sounds like the noise might bother the construction workers.... :shock:
