Recommendations for Wedding Villa?

Well we had an exciting vacation last month in STJ, our oldest son proposed to his future wife! But, now reality is setting in.....they live in Boston, our family is mostly east coast and New England, future wife's family is all around Detroit. After researching where to have a wedding, and the prices involved, they're starting to lean towards a destination wedding in STJ where they can combine wedding and honeymoon. Ok, no complaints here, we'll use any excuse to visit our favorite spot!

Future wife's family has never been there, so the newlyweds would like to rent a villa where her family would be with them and they could show them the island. We'd rent our normal spot up on Ajax Peak. Here's what they're looking for:

Rental last week of April 2013 (low season prices)
I suppose maybe $9000/week max including all taxes
5 bedrooms, a/c would be nice but not required probably for April.
Upscale villa....by this I mean in great shape, not needing help. Doesn't have to be Peter Bay, but we want fancy kitchen, pool, deck, views, etc.
Villa must be able to host a large party, we're estimating 40-50 people making the trip down, but who knows??
Location in mid-island....we don't want Cruz Bay, don't want East End.....we like mid-island because we have easy access to north and south shores. So we're talking maybe slightly below Ajax Peak to maybe Bordeaux Mtn area? A north shore villa is fine though, like Peter Bay (we know, Amorosa is nice)

Interested to hear recommendations from the forum experts! Thanks ahead!

has anyone stayed in Francis Bay Estates? If so, is there a view of Francis Bay from the pool level? The pictures on line seem to show it blocked by trees.

As an aside, make sure up front to ask about hosting a wedding, many places require special permission for large gatherings.

Fisheye, that is a beautiful villa but it states the following on their page

Occupancy is limited to the
contracted number of guests.
Areca Peter Bay is not available
for weddings or parties.

That was going to be one of my suggestions but I don't know anything about the view. I need to dig around, I made a list two years ago of nicer, big houses when we were planning our 2010 trip.

I have no idea whether or not weddings are allowed at any of these. I bookmarked these when we were planning a potential 10 person trip, that 5th bedroom narrows the selections.

I am sure there are others in Peter Bay that would house a group of your size but the names escape me at the moment.

This villa has 5 bedrooms and would be great for a wedding - not sure if they allow them. The views are stunning.

PS if they are looking for a wedding planner, I highly recommend Stacy Mulcare - she is on island and knows her stuff :)

I've stayed here:

And although it's not exactly in the location you're looking for, it's a beautiful villa with lots of room to spread out (and come together)...
