viewtiful on mamey peak and summer breezes

bride has indicated she'd consider a summer trip (max 10 days late july to late august) to stj. three conditions. 1st must stay close to east end of north shore to give here some relief on beach travel time; 2nd must have panoramic views she is accustomed to from upper rockridge and gifft hill (but will forego sunsets if necessary); and 3rd i must assure her the heat will not be unbearable (all prior trips have been between oct to early april to mitigate heat issue).

i've been eyeing viewtiful (private homes) as answer to 1st & 2nd conditions but would appreciate some more feed back. just be 2 of us and villa has ac in a bedroom with twins which works for us.

seems there have been past posts about good breezes in mamey/ajax peak areas but i'd appreciate any 1st hand info about viewtiful. will it be cool enough in afternoons to chill on the decks?

the answer to the third condition of heat seems to me to depend on whether there are breezes on the north shore beaches. we have spent the equivalent of over 2 years of junes and julys on the atlantic coast just south of st augustine fl over the past 20+ years. eventhough the temp is in 90's if the wind is blowing from the water (prevailing in north fl) it's very pleasant on the beach and in the surf. everyone seems to say the stj water temp is much nicer in summer but are there beach breezes to "cut" the heat?

answers or help anyone?

also have aria and orion's hill under consideration but there have been more posts on those villas and i believe i know the pros/cons but welcome further input.

A couple more for your consideration on Bordeaux Mtn are Bordeaux Breeze and Summerwind. Both are great houses and so close to the northshore/centerline intersection. Both quiet and private with hot tub and pools. All paved road with no scary driveways to navigate.

diana, both swind and bordbreeze are on my short list for a 2 couples trip so you can spread the villa costs.

welcome others. conditions, wiithin mile of intersection of north shore and centerline but not down centerline much below ajax mt rd, panoramic views, pool (hot tub wasted on us), ac in bedroom(s) and if only one with ac must be king or twins since bride "don't want anyone close when she's sleeping".
talk about high maintenance.

papabou have heard breezes tend to come in from the south southeast that time of year. I can tell ya we had great breezes in May at Orion's. Honey turned the A/C on once and she likes her A/C. If there's a breeze out there no matter what direction I would think Orion's would get hit by them as it sits atop of the ridge on Ajax. Great views, should see the sunset from there in July, we could in May.

Summerwind has 3 kings and 1 double (the listing is incorrect at Cvillas website). Bord. Breeze is 2 kings. One bedroom is a bit larger than the other. Both are great houses with A/C in the bedrooms in Bord Breeze and in all rooms in Summerwind. The locations is super for both houses. Quiet and private and close to the Centerline/Northshore intersection. About 15-20 minutes to town on Centerline and about 10 minutes to Coral Bay. 10 minutes to the closest beach (Maho).

that was my understanding too, winds out of se which should be delightful for orion's and viewtiful. butttt what about the north shore beaches. recon any breezes to cut the heat. bride says she good for 1 day only at little lamshur and no way she's walking to salt pond in the heat. what's a guy to do?

i'm following thread re your sept trip. congratulations. where you staying this time? i remembered you being at orion's last year. you going to try high west facing views of gifft hill or upper rockridge? part of fun is planning and scheming.

Amazing breeze from Orion's Hill. We were there 2 weeks in July 08 and never turned on the air. The wrap around decks both top and bottom levels were awesome. We loved this villa!

thanks all for the input. the question still remains, is it likely there will be any cooling breezes on the north shore beaches?

the bride needs convincing!

Breeze are always great up on Ajax, Mamey Peaks or Bordeaux Mtn. We just got back and had some very hot days (in town) but the northshore beaches and up at our villa on B Mtn. were always very pleasant temps.

Our favorite beach this trip was Oppenhuimer/Gibney and Jumbie. Always a nice breeze and no bugs/skeeters like the other beaches like Frances, Maho and Cinnamon.

thanks diana. sounds like there should be breezes on n shore but might need plenty on off for me. for some reason skeeters never bother the bride (afraid maybe?)

ps diana, did summerwind pool/deck get plenty of afternoon sun? we now have a second couple considering trip with us. with someone to share costs that opens door cost wise for summerwind and bord breeze.

Haven't decided for sure were to stay. This is going to be an ultra cheap trip, Cruz views is looking good got some great deals right now.

We got sun on the pool at Summerwind until late afternoon - I'd say until 4 or 4:30ish. We used the pool alot this trip, probably because we had a 4 year old with us but the pool was warm and felt great.

If I were going with another coupld I'd chose S Wind over B Breeze mainly because it's more open and less 'crowded feeling' than S Wind.
