Villa Help, please

Here we go again, trying to find the right villa. I have been searching and searching, and have found close to what we'd like, but not exactly. I have 8 villas that I like and have written down, but none of them are quite right. I would appreciate any suggestions.
Here are our preferences:
-Minimum of 3 BR/3BA (sleeps 6 or more)
-Location options: Coral Bay, Ajax Peak, Bordeaux Mountain, North shore, Carolina Ridge ...
-Nice kitchen, with a view
-Pool that gets quite a bit of sun. (I'd love the pool to be off of the main level, but that may be asking too much.)
-I'd really love a second kitchen or kitchenette. (We'd like to take my mother along, and would like her to be able to have her own space, if possible.)
-Budget up to 4000. off-season, but preferably under that.
*Also, we will be taking our 3 kids with us. They will be 15, 13, and 7 at that time, which is an issue in some homes.

There have been a few threads of good villas for kids (try searching "toddler" or "kids" to find them), also some recent threads about larger houses. I also have a couple of villa spreadsheets I'd be happy to share if you PM me your email address.

while larger than you need, cv's ixora has most of what you want with a fantastic location (near intersection of centerline and northshore rds) but no ac in bedrooms. might be ok at that location but if dead summer and no wind could get warm.

Thanks Papabou! Ixora is actually one that I have on my list. I thought I had read somewhere that it might be a bit dated, although that wouldn't necessarily be a deal breaker. Do you know anything about that? I DO think that location would be perfect!!!

heard the same about being dated, but to folks like me and the bride, that's a compliment. comfortable like an old shoe or favorite chair is our threshold.
ixora has been on my list for the time we get the courage to go to stj with more than one other aged couple. anybody got any 1st hand knowledge. if not, ky you are hereby elected to be the scout!

I think this one looks really nice. Looks new, 4B, nice price. Don't know about the 2nd kitchen though.

And here's another one that might work. 3B/4BA; the bedrooms are in 2 separate pods. It has a 2nd 'open air kitchen' (with a roof and screened in.)

We are renting the villa that chicagoans mentioned above (Flanders). I haven't seen any trip reports on the villa yet, but we have kids with similar ages (16, 12, 9) plus another family with kids (15, 13). The villa looks great from the internet. We can't wait to see it in person.
The owners have been great to deal with so far. We go down the end of June for two weeks. I'd be happy to give you a report when we get back.

Yes, our winter has been wild this year, with blizzards, tornados, ice storms, ....
and tomorrow it is suppose to be in the mid 70's! I'm ready for the warmth ... but hopefully that doesn't lead to more storms!

Hey adsjayhawk, I'll be interested to hear your feedback. Flanders looks so nice! It was my first choice for a trip with another family, but now they can't go and it's too much for just our family in high season. I just kind of stumbled upon it; I hadn't heard it mentioned, so I'm glad you're going and can fill us all in.

Thanks for the suggestions, Chicagoans. I had saved Flanders Villa to my favorites a while back, but then I forgot about it again. It looks great in the pictures. I'll add it to my list.

I'll be curious to hear about Flander's when you get back. We aren't planning to go until October, although I'm quite a planner and will probably want to have a place booked before then.

It looks very nice though.

How about this one? It has two kitchens, ac in the bedrooms, and Hurricane Hole views. It says "not recommended" for kids under 8, but not "under 8 prohibited." Current listing is $4300 for off season, but maybe you could get a discount if you asked.

We had fun looking for our Villa. We booked Bordeau Breeze but it only has two bedrooms.
