NJsurf – water supply issues might make adequate sprinkler protection a real challenge, and may also affect extended fire fighting capability (unless they drop a line into Cruz Bay). Partially for those reasons plus other rating factors (hurricane exposure, etc.), I would assume that property insurance must be quite expensive for businesses and property owners all over the island. Probably the only way to afford it is via huge deductibles.
